Maintenance Form

The easiest and preferred way to report maintenance is through the PropertyMe Tenant Portal/App.

Within the app simply select “Request Maintenance” and your request will be sent directly to our Maintenance agent, who will seek owner approval and assign the appropriate tradesperson to attend.

For after-hours emergencies and tenancy assistance, we have an AI system called CLAIRE.

You can SMS CLAIRE on 0488 849 655 at any time of the day. We recommend saving this number in your phone contacts should you ever need assistance.

For urgent after-hours emergencies, simply text CLAIRE. The system will automatically assign one of our on-call tradespeople to assist you. You will receive a text message advising which trade has been assigned, and you will then need to contact them directly.

We have listed what is classed as an emergency situation below plus added some troubleshooting tips and contact numbers for Electricity and Water outages to assist you.

EMERGENCY ISSUES

Water pipes that have burst and broken. (If this is the case please make sure you turn the tap off near the water meter to prevent water loss and any further damage then contact our after hours number)

Blocked or broken toilets (only if you don’t have a 2nd toilet at the property)

Serious roof leaks or gas leaks

Dangerous electrical fault

Flooding issues from heavy rain that will cause damage to the property

Fire (Call 000 first)

Hot water service failure

Fault or damage to the property that causes a safety issue.

Please try the following troubleshooting tips prior to lodging a maintenance request online:

For Electricity outages check that all switches (circuit breakers) in the power box are on and nothing has tripped sometime they look like they are still on but may have tripped so turn them all off then back on again, if you still have no Electricity then check with SA Power first for any outages in the area either by calling 131 366 or by checking their website http://www.sapowernetworks.com.au.

For water outages please check the tap near your water meter has not been turned off by accident, then check with SA Water for any issues or faults in your area by either calling 1300 883 121 or their website http://www.sawater.com.au.

If none of these apply then please lodge a maintenance request online via our website as seen above or SMS CLAIRE on 0488 849 655. If it falls under the above emergency items, please ensure you list the issue as an emergency. If you list the repair as an emergency and it does not come under the above list, you may be held liable for the call out fee.

Plumbing Leaks
Water leaks most commonly occur in wet areas such as bathrooms, kitchens and laundries, and can affect adjoining rooms. Regularly checking water leakage is recommended. If the carpet or floor is wet, clean the area and dry it thoroughly and check it again shortly after. If the problem persists, lodge a Maintenance Request with Ray White. If you have a severe water leak, locate the water meter (often located at the front of the property) and turn it off until a plumber attends to the property.

Toilet Leaks
Mop the wet area and turn off the tap between uses until the contractor arrives to fix the problem.

Water Eruption
Pooling or bubbling water on the ground requires urgent attention and may require emergency maintenance.

Hot Water System
If hot water seems to run out rapidly or is not heated at all, check the filler valve on the side of the hot water system and lift the lever until water flows from the overflow valve. This process may need to be repeated every few months.

Otherwise check the fuse box to ensure the power is on and the safety switch has not been tripped.
Please note: seasonal changes and shower routine changes can affect the efficiency of a hot water system.

Beeping Smoke Alarm
If smoke alarms beep, it may be because there is smoke in the vicinity (e.g. burning toast). Fan the alarm to try and stop it beeping. If the problem persists, lodge a Maintenance Request with Ray White.
